I discovered a formula to succeed through property almost by accident. When my friend past away my whole perspective on life had changed. I now had a completely different yet increased value on life and a new purpose that I wanted to achieve. These purpose of my goals was to live life to the full with my young family. I had decided that property was the vehicle to help me achieve those goals.
My previous yet extensive background in Coaching and Personal Development really came into play and has propelled my success through property immensely. I had previously invested over £100k in educating myself in NLP ,psychology and trained to be a Master Life & Business Coach, and as a result I became a highly skilled and experienced in implementation as a result of working with both corporate clients & private individuals. As I have had over 10 years experience as a Coach, Coaching myself and formulating my '6' step system came naturally.
In essence what I discovered was my 6 step model which is the model below. This is my own unique model that I developed and now teach to my coaching & mentoring clients. Whether or not you decide to be mentored by me, here are some essential things that you will need to know in order to succeed in property.

Step 1 - Purpose - Discovering your Big Reason why? It is important for you to know your purpose behind investing in property? For what purpose do you want to invest in property? Perhaps you are investing in property because you wish to build a certain lifestyle for you and your loved ones. Perhaps you wish to use property as a retirement plan? Or maybe you wish to have passive income to replace your job? Most probably you want to have some sort of income so you can have the time to do what you want to do, when you want to do it and with who you want to do it with!
Ultimately your big reason why you have chosen to invest in property needs to be taken into consideration with every decision you make. Does what you are doing in property support your big reason why? if it doesn't then the chances are you wont get what you want out of property and probably wont succeed.
Step 2 - Plan - Many people often don't know where or how to start investing in property or which is the best strategy for them. It is really important that you have a plan and select the best strategy that suits you, your skill set and your resources and current levels of experience. If you dont have a plan then you will lack direction, get overwhelmed and struggle to succeed.
Step 3 -Pursue - One of the main reasons why so many people don't succeed in property is that they cant find bargain properties and don't buy property at the right price. It is essential for you to know how to market for the right properties and build relationships with vendors and estate agents. It is important to know how and where to find bargain properties as this is the life blood of our business. There are deals out there, I know because I am buying them! Not knowing how to find the right properties at the right price will grind you to a halt.
Step 4 - Process - Or in other words your due diligence. Quite often people do not know if a property is a good deal or a bad deal? It is really important that you do your own due diligence and make sure that the property works for you and your strategy. So how do you know if it works or not? This all depends on your property plan and your purpose? Whether the numbers stack up? If the deal works for you then you need to know the best way for you to structure the deal. If you don't know how to do this then you will end up making costly mistakes and losing money.
Step 5 - Purchase - There are many ways to purchase a property, You need to know the best way for you and what you are trying to achieve. There are many different strategies and ways of purchasing a property. Sometimes a regular mortgage, Bridging Finance, Lease option, cash or through a Joint Venture partner, but the best way will ultimately depend on you and your end goal. Not knowing how to finance or structure your deals will limit your choices and options and limit your ability to make money.
Step 6 - Profit - In order to get the most amount of profit from a property deal it is important that you have the skill and the knowledge to treat property as a business. Its also important to know what angles to use to maximise your profit. This will come with time and experience but again it needs to be in alignement with your skill set and your property plan. Not knowing this will mean that you could end up leaving money on the table and also leave yourself financially exposed
